We have boiled it down to seven steps, which may seem daunting and lengthy, however we can often go from STEPS one through seven in a just a few short weeks!
Our first step is Discovery. This complimentary consultation allows us to dig deep and understand your financial health, your goals for mortgage financing, and your needs. This is also your opportunity to ask us any questions and get the details you need to make the most informed decisions. There is no pressure to commit; we will be ready to move when you are.
We will send you out some version of our application, whether it be a PDF version for you to print, fill out, scan and email back to us OR we will send you a link to our secure and encrypted online application portal. Then we will send you a link for our electronic consent and Client Service Agreement form for your e-signature.
Based on your needs analysis, together we can formulate a strategy to secure the funding you require.
This could be “Pre-Qualification” and a rate hold so you can begin shopping for your property or “Qualification”, formal approval for a contract that is already underway. You can count on transparency and concise communication as we review the mortgage offer together.
Once our analysis is complete and we have sourced Lenders and Products that meet your needs, so we then arrange a time to review our proposal with you and answer your questions.
It is at this point that we submit for a “live file” to our Lender of choice and we go through the underwriting, document collection and ultimately funding process!
